You will actively participate in the planning and execution of company marketing activities providing vital input based on your interactions with prospects.   Job Responsibilities: - Develop sales opportunities by researching and identifying potential accounts - Conduct research to identify leads and reach business targets through telephone, email, internet, and in-person - Identify decision makers within targeted leads to begin the sales process - Collaborate with appropriate team members to determine necessary strategic sales approaches - Create and deliver qualified opportunities to other team members - Daily prospecting activities, including cold calling and cold emailing - Maintain and expand the company’s database of prospects; including cold-calling - Ensure follow-up by passing leads to appropriate team members with calls-to-action, dates, complete profile information, sources, etc. - Set up and deliver sales presentations - Assist in creating RFP responses to potential clients - Where necessary, support marketing efforts such as trade shows, exhibits, and other events - Make outbound follow-up calls to existing clients via telephone and email cross-sell and up-sell - Handle inbound, unsolicited prospect calls and convert them into sales - Overcome objections of prospective customers - Enter new customer data and update changes to existing accounts in the corporate database - Keeping track of all prospecting activity metrics & presenting monthly metrics to leadership Education/Experience: - Bachelor’s degree in Communications, Business, or Marketing preferred - Minimum of three years of experience desired Specific Knowledge, Skills, License, Certifications: - Knowledge in the building design and/or construction industry preferred - Research experience is a plus with excellent communication, organization, and follow-up skills - Excellent sales and customer relationship skills - Self-motivated, with high energy and an engaging level of enthusiasm - Abilities to work independently, manage time wisely and prioritize tasks - Strong computer skills (Outlook, Word, PowerPoint, Excel, Etc.) You will monitor and report any operational and strategic risks to protect the organizational objectives.   Job Responsibilities   - Compiles and maintains various databases and schedules to facilitate monthly reports/statistics for internal and external customers. Make recommendations based on the data. - Collaborate with all personnel within the Risk Management Department on a variety of insured and self-insured risks. - Collaborate with the Risk Manager to ensure all projects are adequately protected by property, casualty, and builder’s risk insurance. Help the Risk Manager obtain applications and quotes to support said projects. - Collaborate with the Risk Manager in the placement for all bonds – e.g. payment and performance, warranty, lien as applicable. Reconciles and processes all invoices. We promote an environment that encourages innovative ideas and allows you to develop the best “how” to get the job done.   In this role the Chief Estimator is the primary member of the estimating team who has overall responsibility for the planning and development of estimates.  In addition, the Chief Estimator leads the development of and adherence to preconstruction standards and processes.  The Chief Estimator has the ultimate responsibility of managing and reviewing all estimates before issuance, identifying areas of improvement for preconstruction team members, and providing the training necessary to develop their career. The Chief Estimator is responsible for managing and training department resources.   Job Responsibilities:  - Pre-Estimate: - Manages or participates in design review meetings. Reviews and monitors scope, cost, and constructability during design development. - Manages or participates in the Estimate Plan meeting. Ensures that the strategy developed in the Estimate Plan is achievable within the time and resource constraints, considers multiple viewpoints to generate the win-strategy, and evaluates risks in a corporately responsible manner. - Maintains Preconstruction Schedule in conjunction with coordinating/assigning resources. - Estimate Development: - Manages and assigns resources required for multiple pricing efforts. - When in the lead estimator role, leads team of estimators assigned to a proposal. - Ensures estimating team has the necessary tools, information, and resources to accomplish the goals of the estimate plan. If any are lacking, responsible for filling the voids prior to estimate submission.  - Engages proposal leader or design manager if design milestones are not met. - Establishes bid strategies for the company to be successful. - Engages in specific RFI’s if estimate lead requires support. - Ability to identify risk issues and their order of magnitude. - Ability to estimate and review self-perform scopes of work. - Ability to create conceptual estimates. - Conducts and/or participates in final review of clarifications document. - Ensures estimate is compliant with RFP documents. - Conducts precon-only estimate reviews prior to ops reviews. - Participates in ops estimate review meetings. - Assess Value Engineering options on a basis of cost, schedule, and constructability. Provide recommendation on best solution. - Review and understand the project schedule.  - Subcontractor Management: - Builds and maintains subcontractor relationships. - Develops overarching subcontractor search and communication strategy and ensures consistency in sub engagement teams adhering to that strategy. Ensures that at least three (3) quotes are received per bid package, unless otherwise agreed to by the proposal leader. - Verifies that only qualified subcontractors are considered in final subcontractor selection. - Meets with local subcontractors as needed. - Organizes and leads pre-bid meetings, if required. - In conjunction with the Director of Preconstruction, develops process flows when necessary and ensures adherence of team members. - Develops standardized documents and ensures use of those documents. - Ensures subcontract market has a positive experience with Haskell during the preconstruction phase. Identifies and communicates opportunities for improvement, if necessary.  - Identifies subcontractors who have a competitive advantage and develops key relationships to employ those advantages. - Works with the Business Diversity Coordinator when proposing on federal or public sector agency projects to develop a Small and/or WMBE business participation engagement plan that complies with project requirements. - Ensures selected subcontractor is a corporately responsible selection. - Assists the Project Director with the development of the Risk Register. - Assists with the contract manual/bid book development. - Maintain strong, supportive relationships with our internal and external clients by providing outstanding customer service. - Post Estimate: - Establishes and/or participates with the development of the project budget development. - Ensures that the budget submitted to accounting complies with corporate cost coding standards. - Participates in scope review meetings, if applicable. - Assists in subcontractor selection. - Participates in lessons learned meeting at project close. Understands budget underruns and overruns, and communicates those lessons learned to the precon department. - May assist the Project Management team with change orders. - Follow projects during construction by site visits and various meetings to track cost accuracy. - Database Maintenance: - Responsible for maintaining historical cost data. Maintain files of working documents as back-up for estimate figures, including current (accurate) information on prices from suppliers through direct contact, price lists, etc. - Responsible for development and ensures maintenance of estimating database. - Responsible and/or assists with the maintenance of the lessons learned database. - Training: - Trains Preconstruction staff, APM’s, PM’s, and other personnel as needed. - Responsible for development and maintenance of training program. - Responsible and/or assists with employee performance reviews. - Responsible and/or assists Director of Preconstruction with employee career development. - Misc: - Manages Estimating Resources. - Ensures the preconstruction process is being communicated and utilized. - Must possesses strong leadership qualities and communication skills. - Coordinates with preconstruction professionals from other project delivery groups to ensure consistency in systems, methods, processes, and standards. Receives and shares best practices across groups. - Conducts and/or assists with employee performance reviews and employee career development. - Proven experience with Design-Build and CMAR project delivery methods. - Support other department personnel as required, which may include preparing estimates in other disciplines. - Perform other duties as assigned. - Travel: - Meets with local subcontractors, attends bid walks, project site visits and attends conferences as necessary. - Visits active construction projects as appropriate. - Approximate travel time required, 10-25% of time.   Education/Experience: - Bachelor of Science Degree in accredited construction related curriculum, such as Civil Engineering, Construction Management or equivalent - 10 years of experience; or 15 years relevant experience in the construction industry.   Specific Knowledge, Skills, License, Certifications: - Experience in estimating, scheduling, budget/cost control, construction, external & internal client relationships, strong subcontractor & vendor relationships/knowledge, computer skills, interpersonal skills. - Knowledge of estimating software (preference for Beck Destini, Accubid, Bluebeam, InSite, etc.) - Excellent computer skills and familiarity with Microsoft Office suite programs - Excellent written and verbal communication skills. - Ability to understand owner/engineer requirements with ability to work with conceptual information. - Strong organizational and leadership skills. - Demonstrated success in managing preconstruction pursuits. - Ability to train others and monitor their work for quality and completeness. - Demonstrated success in managing support staff. - Knowledge of industry standard bid practice. - Ability to communicate effectively with internal clients, external clients, and subcontractors. The Senior Preconstruction Manager is responsible for managing and training department resources.   Job Responsibilities:  - Pre-Estimate: - Manages or participates in design review meetings. Reviews and monitors scope, cost, and constructability during design development. - Manages or participates in the Estimate Plan meeting. Ensures that the strategy developed in the Estimate Plan is achievable within the time and resource constraints, considers multiple viewpoints to generate the win-strategy, and evaluates risks in a corporately responsible manner. - Maintains Preconstruction Schedule in conjunction with coordinating/assigning resources. - Estimate Development: - Manages and assigns resources required for multiple pricing efforts. - When in the lead estimator role, leads team of estimators assigned to a proposal. - Ensures estimating team has the necessary tools, information, and resources to accomplish the goals of the estimate plan. As an employee-owned company with an ownership culture, we work together for the benefit of our clients and each other.   In this role, you will be responsible for estimating the HVAC, Plumbing & Fire Protection scopes of work for various market segments, at different stages of design of Design Build & CMAR preconstruction projects.   You will participate in preconstruction meetings while working closely with Preconstruction Team and Designers.   Job Responsibilities: - Pre-Estimate - Participate in design review meetings. - Participate in the Estimate Plan meeting. - Review proposal specifications and drawings to determine scope of work and required contents of estimate. - Ability to determine the level of resources required to estimate your assigned scope(s) of work. - Estimate Development - Estimate HVAC, Plumbing & Fire Protection scopes of work at various stages of design. - Develop HVAC, Plumbing & Fire Protection scope general requirements. - Work with the master estimate format for the project, including but not limited to, work breakdown structures (WBS), forecasted wage rates, etc. - Review the construction project schedule. - Develop detailed scope of work clarifications. - Participate in pre-bid site visits as required. - Participate in estimate reviews. - Contribute to Design & Value Engineering Options on a basis of cost, schedule, and constructability. Provide recommendation on best solution. - Ability to identify risk issues and their order of magnitude. - Develop project specific RFI’s. - Subcontractor Management - Assist in preparation and review final bid packages to ensure accuracy and completeness, prior to formal quotation. - Build and maintain subcontractor relationships. - Develop overarching subcontractor search and communication strategy.   Ensure that at least three (3) quotes are received per bid package, unless otherwise agreed to by the Pricing Lead. - Verifies that only qualified subcontractors are considered in final subcontractor selection. - Meet with local subcontractors as needed. - Identify subcontractors who have a competitive advantage and develop key relationships to employ those advantages. - Work with the Business Diversity Coordinator when proposing on federal or public sector agency projects. - Maintain strong, supportive relationships with our internal and external clients by providing outstanding customer service. - Participate in design scope reviews throughout the preconstruction progression. - Post Estimate - Participate with the development of the project budget development. - Participate in scope review meetings, if applicable. - Assists in subcontractor selection. - Participate in lessons learned meeting at project close. - May assist the Project Management team with change orders. - Follow projects during construction by site visits and various meetings to track cost accuracy. - Database Management - Assist with maintaining historical cost data. Maintain files of working documents as back-up for estimate figures, including current (accurate) information on prices from suppliers through direct contact, price lists, etc. - Assist with the maintenance of the preferred subcontractor database. - Assist with the maintenance of the bid forms and bid packages database. - Training - Train Preconstruction Team Members and other personnel as needed. - Assist with the development and maintenance of training program. - Travel - Meet with local subcontractors, attends bid walks, project site visits and attends conferences as necessary. - Approximate travel time required, 10-25% - Miscellaneous - Must possess strong communication skills. - Proven experience with Design-Build and CMAR project delivery methods - Perform other duties as assigned. Education/Experience: - Bachelor of Science Degree in Engineering, Construction Management or accredited construction related curriculum preferred or 15 years of related experience in the construction industry. - Minimum of 5 years of estimating experience. - Experience in various market segments, Federal preferred. - Experience in estimating, scheduling, budget/cost control, construction, external & internal client relationships, strong subcontractor & vendor relationships/knowledge, computer skills, interpersonal skills. Specific Knowledge, Skills, License, Certifications: - Minimum of 5 years of HVAC, Plumbing & Fire Protection estimating experience. - Ability to participate in a variety of Design-Build and/or CMAR preconstruction projects. - Knowledge of estimating software (preference for Beck Destini Estimator, Accubid, Bluebeam, etc.). - Excellent computer skills and familiarity with Microsoft Office suite programs - Excellent written and verbal communication skills. - Ability to understand owner/engineer requirements with ability to work with conceptual information. - Strong organizational skills. - Knowledge of industry standard bid practice. - Ability to communicate effectively with internal clients, external clients, and subcontractors. Accountable for all construction activities on assigned project(s).   Job Responsibilities: - Assists project directors in responding to RFP’s including the preparation of conceptual estimates, schedules, and other proposal documents. Participates in client presentations if required - Monitors the progress of design documents. Participates in design review meetings and provides input regarding constructability, as well as scope and cost changes - Prepares detailed estimates, cost code input, and cost control systems - Responsible for preparing bid packages and invitation to bid inquiries, receiving and analyzing bids, qualifying subcontractors, and awarding subcontracts and major purchase orders - Works with the director of construction and construction core personnel to establish job organization including the superintendent and PCE requirements - Plans, sequences, and schedules the project with input from the superintendent and subcontractors. Manages the project schedule, conducts job site meetings and prepares updated schedules - Responsible for project cost control including updating labor cost reports, summary cost reports, and project status summaries - Coordinates requirements of governing authorities for permits, inspections, and final approval of the project with A/E - Maintains submittal control, including scheduling, receiving, reviewing, approving, and expediting submittals from suppliers and subcontractors to comply with the progress schedule - Manages client relations, including progress meetings, correspondence, periodic reports, change orders, and responses to client inquiries - Prepares requisitions for payment and other required project invoicing. Maximizes project cash flow through invoicing and collections - Prepares and secures owner acceptance of contract change orders. Issues modifications to subcontracts and purchase orders after owner acceptance and updates budget in the summary cost report - Manages payments to subcontractors and vendors, including reviewing and approving schedules of value, pay requisitions, invoices, and required insurance coverage - Manages subcontractor and supplier performance issues including documentation, default notices, and replacement, if necessary - Reviews and monitors project progress, quality and safety.
